My tenants hve moved out and the hassle they have caused over the last few months is in it's death throes.
I went to check the house over and empty the shed ready for the new owners to take over.
The house has been cleaned and is immaculate.
The garden and decking has been trashed, for some reason they covered the decking with thick plastic and stacked boxes on it covered in more plastic.
They have also had it away with my fridge/freezer, lawn mower, strimmer and assorted garden tools.
Hey ho it's nearly over!!

Did you have a Check In done by an independent party that you can show what was present when they moved in?
Don't give them their deposit back!
What a cheek! and that's putting it mildly. You will be so glad when it's all over.
Make a list of what they've taken, send it to them with a final bill and as someone else has suggested a leaflet about small claims court ... and definitely DO NOT give them any of their deposit back.
We use a lettings agent to handle the renting out of our small flat. The small monthly fee is worth every penny as it also includes legal advice, insurance against theft or damage and non-payment of rent.
The horror of being a landlord! What a nightmare - hope the stress level goes down once the house is sold.
They won't get their deposit back and some of the stuff was of little value, DD is dealing with the tenancy deposit scheme for me so it will all be ok, it just pissed me off.
This is the downside to renting out. It scares me stiff and I resolved long ago never to consider it.
My Uncle was in the RAF, so when they were moved to Singapore for three years, rented out their house.
Everything was arranged through the RAF and the USAF, and an American air force family moved in for the duration.
When my family returned, they found the house had no internal doors left, no light fittings, no taps in the kitchen, en suites or either of two bathrooms, even the light switches had been removed from the walls, wires left sticking out!
All the furniture had been trashed, doors torn off kitchen cupboards, holes had been smashed in internal walls, basically it was a wreck!
They'd had a summerhouse which had been burned to the ground, trees and shrubs had been cut down/dug up and dumped at the bottom of the garden and the kids play stuff had all vanished!
Apparently, despite the RAF being paid to act as letting agents, they hadn't even so much as paid one visit to the house in the whole three years!
The American family had left six weeks before my family came home, and gone back to the USA.
Despite their best efforts, my Aunt and Uncle got no compensation or help from the RAF or the USAF, and had to pay for everything themselves. They considered taking a private action against the US airman and his family, but the USAF would not give them his details, home address etc, so they couldn't even do that!
Strangely enough, no-one in our family have considered renting out property since!
You can sleep easy now though, knowing that the tenant from hell is someone else's problem!
It almost over, but I think you should send them a bill or withhold the deposit. I know my tenants have ruined the kitchen doors using a tumble dryer in there. It clearly says in the agreement damage caused by tumble dryer will be recovered. The house is 8 years old and they've been in it 5 years, so it's very new!!!
It won't be any consolation to you, Hester but after 30 years in social housing, you've got off light compared to the condition some social housing tenants leave the properties in.
I've gone into drug dens where you were treading on syringes on every single step into the property, houses that have been left flea ridden, flats where in the days when the water was cut off, (if they didnt pay the water rates), the tenant had filled the toilet and then the bath with faeces which hardened and set (I'll leave the removal of bath and toilet to your imagination - poor plumbers) and if I had a pound for each time, I've paddled my way through a property when the tank and all the coppers been nicked from the central heating system, I'd be well off.

The letting agents must know where they are and should be able to get your stuff back. That's just appalling behaviour,

We bought a flat in Glasgow when my son was at Uni there. He shared it with 2 other lads. Everything was fine but when he finished his studies we decided to sell it. The mother of one of the lads used to send us a cheque every month for his rent and with the last one she sent a nice letter thanking us for being such good landlords, she was having a few weeks respite and would start all over again looking for somewhere for her daughter. My husband decided to phone her and see if she would be interested in buying our flat, she agreed, no need for agents or anything, she even bought us lunch in a nice Italian restaurant! I feel so sorry for your position. Cols story is horrific.
so glad this nightmare is nearing the end...why people act this way is unfathomable..
Shocked that they left the house clean! A very good friend of mine and her husband own several rental properties and must make a good profit or I can't understand why they do it. Many problems like what you describe, and they have been in court several times to have a tenant evicted for non-payment. The law here in New York State seems to err on the side of the tenant, and it is a long, drawn out process to get a tenant out. But as you say, it's nearly over and you will be free!
They probably didn't want to leave any DNA or fingerprints! Nearly over now for you................ M.

I'm always at a loss to understand why tenants do this. I have rented many properties over my lifetime and treated every one as my home, looking after them properly, keeping them clean, etc. Why would anyone treat their home like this, destroying and neglecting it?
